Siesta Key, west of US 41 near the hospital and downtown Sarasota have all seen 20-30% appreciation since the market's bottom in 2012. The inventory of single family homes in downtown has almost dried up and there's rarely a home under $400K on Siesta, selling in just days with multiple offers if one pops up. This is primarily due to increased demand for 3 or 4 BR homes near the beach and village for vacation rental purposes. The areas west of the trail and near the hospital has seen a construction boom with new spec and large custom homes being built.
